What I\'ve Learned So Far, Part 1

In the past few months, what I?ve learned so far about myself through online marketing is the possibilities are endless. The affiliate, article, and internet businesses are all huge potential income avenues that are filled with additional revenue streams that I have yet to uncover.

My learning curve is steep but not impossible to conquer.

This journey is never boring and is always challenging. I think my blood would stop coursing through its veins, if I didn?t challenge myself to seek out new mountains to conquer. It?s been one heck of a roller coaster ride, to say the least!

The Party?s Not Over Yet

I?ve just begun to tap into the never ending potential of these three income streams and I don?t intend on stopping until I?ve mastered them. That?s my tentative plan, anyway.

The internet has leveled the playing field for everyday people like myself to earn a living online.

I don?t want to give the impression that this ride is completely free of cost. If you find ANYONE offering to teach you how to start a business with no money down, run in the opposite direction as fast as you can!

The saying, ?It takes money to make money?, is so true.

I?ve had to make small investments in time and money I hope will reap benefits in the long run. I don't regret it, though. Compared to the cost of attending a college or university for one semester, what I?ve invested so far is miniscule.

Which is a good thing because I?ve learned I?m not cut out to work for someone else year in and year out.

Unlike my Dad, who was employed for almost 30 years for the same company, the thought of doing that breaks me out in hives.

One painful experience I?ve learned is to always backup the content of my site. A week ago, I accidentally deleted it and the few articles and videos I posted are gone (Ay, Chihuahua!). I could just kick myself for not backing up my site.

But lesson learned. As soon as I complete a project I?m working on, I?ll continue rebuilding it better than ever.

On Writing

It's something I?ve always enjoyed. Although, I never thought I could write full time and I never imagined there was any possibility of making money doing something I enjoy.

Many types of genres, topics, and tools to get my writing juices flowing interest me.

But keeping a journal has been one of the primary ways I?ve used to record the events of my life and it really sparked my renewed interest in composition in the past couple of years.

It never felt like a chore because I was pouring my heart onto paper. In good times or in bad, keeping a journal is therapeutic for me and helps me to process my feelings and emotions.

What I?ve learned from expressing myself in a diary is I have a little skill that?s slowly developing in positive ways. This skill has been transferred to other content creation sites that like my body of work enough to publish it. And yes, I?m pleasantly surprised by that discovery!

Don?t misunderstand me.

I?m not trying to pass myself off as the next Maya Angelou or Toni Morrison. Nor do I even consider myself a writer, much less a published author, it?s just what I like to do.

With practice, written communication is something I would love to continue to explore.

ATLANTA (AP) - Matt Bryant kicked a 40-yard field goal with 5 seconds remaining and the Atlanta Falcons remained unbeaten, rallying past the Carolina Panthers 30-28 on Sunday.

The Falcons (4-0) are off to their best start since 2004, when they reached the NFC championship game. Despite taking a career-high seven sacks, Matt Ryan threw three touchdown passes for Atlanta. Bryant added three field goals.

The Panthers (1-3) nearly clinched it on Cam Newton's run with just over a minute remaining, but he fumbled the ball while trying to dive for the necessary yardage. Carolina recovered and wound up punting, downing the ball at the Atlanta 1. But Ryan immediately got the Falcons out of the hole, throwing a 59-yard pass to Roddy White.

Four plays later, Bryant won it.

Syrians moved some chemical weapons to boost security: U.S

WASHINGTON (Reuters) - Syrians have moved some of their chemical weapons capability to better secure it, but the country's main chemical weapons sites remain intact and secure under government control, U.S. Defense Secretary Leon Panetta said on Friday, citing U.S. intelligence.

Responding to questions about the security of Syria's chemical weapons sites, Panetta said U.S. intelligence showed the major Syrian sites were secure in government hands, but some chemicals had been moved.

It was not clear when the movement took place, or even if it was recent, but Panetta told a Pentagon news conference it had occurred in more than one case.

"There has been some intelligence that with regards to some of these sites, that there has been some movement in order for the Syrians to better secure ... the chemicals," he said. "So while there's been some limited movement, again the major sites still remain in place, still remain secure."

U.S. officials believe Syria potentially has dozens of chemical and biological weapons sites scattered across the country. Its stockpiles are thought to include nerve agents such as VX, sarin and tabun.

An 18-month-old uprising against Syrian President Bashar al-Assad has killed 30,000 people and the violence is escalating sharply, say activists. World powers are divided over the crisis, which has descended into civil war.

While the United States has not intervened militarily in Syria, President Barack Obama has warned Assad that any attempt to deploy or use chemical or biological weapons would cross a "red line" that could provoke U.S. action.

"We have been very clear to the Assad regime, but also to other players on the ground, that a red line for us is (if) we start seeing a whole bunch of chemical weapons moving around or being utilized," Obama said in late August. "That would change my calculus."

My thoughts on Dolemite 2 the Human Tornado (1976)

Dolemite 2: The Human Tornado is pure insanity driven fun. It has the same appeal as the 1966 Batman movie where everything is so outrageous and zany the film creates a world of it's own. A world with absolutely no common sense,? logic, or even political correctness but it's strangely very fun to watch.

Rudy Ray Moore keeps the film very interesting with his charismatic performance as Dolemite, a criminal, comedian, martial arts expert who mostly speaks in rhymes. If you're in the mood for something bizarre and campy definitely check out The Human Tornado.

'Like a puppy mill': 39 emaciated horses rescued

SEATTLE -- Animal control officers seized 39 emaciated and sickly horses from inhumane conditions in dark stalls filled with feces on a breeding farm outside of Tacoma on Wednesday, authorities said.

U.S. Drug Enforcement Administration agents discovered the malnourished animals, many injured and some standing in more than a foot of waste, while serving drug-related warrants on Tuesday at the 99-acre property in Graham, Washington, Pierce County Animal Control supervisor Brian Boman told Reuters.

Animal control officers and sheriff's deputies from Pierce and Kitsap counties returned to the ranch a day later to seize the animals and found many were highly skittish because they had been "stall-bound" in three dark barns, Boman said.

"It was like a puppy mill, only with horses," Boman told Reuters. "The conditions are terrible. There's no telling how long it's been since they've seen daylight."

Pierce County auditor Julie Anderson told NBC station KING 5 that the horses had not been handled in a very long time. "They literally have their 'night eyes' on so they're very sun sensitive and are having trouble with depth perception," she said, describing?the scene as "wanton criminal neglect."

The horses were receiving veterinary care and were being held for the time being as evidence, KING 5 reported.

No-one has been arrested so far but the owners could face charges of animal cruelty in the second degree, a gross misdemeanor in the state of Washington.

KING 5 reported that an attorney for the owner said his client "loves these animals" and did not believe the conditions reached a criminal level.

'No lighting or ventilation'
Authorities spent more than nine hours rounding up the horses, which included mostly purebred Arabians as well as Belgian Draft horses and Clydesdales, to take them to nearby fairgrounds. None were race horses.

Some likely would be euthanized, Boman said.

A Pierce County Sheriff's Office news release, describing the roundup as the largest horse seizure the county had ever undertaken, cited the horses' living conditions as deplorable.

"Most of the horses were in barns that had large amounts of urine and feces in the stalls," the release said. "Some of the barns had no lighting or ventilation and the smell of ammonia was very strong."

Because federal and county criminal investigations are ongoing, federal authorities would not immediately release the name of the farm's owner, said Emily Langlie, spokeswoman for the U.S. Attorney's Office in Seattle.

Wage disparities could limit the success of health-care reform

(SACRAMENTO, Calif.) -- A national study has found that earnings over the course of the careers of primary-care physicians averaged as much as $2.8 million less than the earnings of their specialist colleagues, potentially making primary care a less attractive choice for medical school graduates and exacerbating the already significant shortage of medical generalists.

The results, published online in the journal Medical Care, lead the study's authors to recommend reducing disparities in physician pay to ensure adequate access to primary care, which has been shown to improve health and reduce health-care costs.

"The need for primary-care providers is greater than ever before and expected to grow as millions more Americans become insured under the Affordable Care Act," said J. Paul Leigh, lead author of the study, professor of public health sciences and researcher with the UC Davis Center for Healthcare Policy and Research. "Without a better payment structure, there will be extraordinary demands on an already scarce resource."

According to projections by the Association of American Medical Colleges, the nation is likely to face a shortage of more than 65,000 primary-care physicians by 2025.

For the nationwide study, a follow-up to 2010 research by Leigh and his colleagues on differences in annual wages by specialty, the investigators compared lifetime earnings to demonstrate how annual wage differences accumulate over physicians' careers. The earnings data came from the 2004-2005 Community Tracking Study, a periodic evaluation of physician demographic, geographic and market trends.

To ensure valid comparisons, the data were adjusted to account for factors that affect earnings, including age, sex, race, board certification, graduation from a foreign medical school, rural residence, employment by an academic medical school and residency program length.

Incomes were then evaluated for more than 6,000 doctors practicing in 41 specialties. When merged into four broad career categories, lifetime earnings in surgery, internal medicine and pediatric subspecialties, and all other medical specialties averaged from $761,402 to $1,587,722 higher than in primary care:

  • Surgery: $4,588,249
  • Internal medicine subspecialties and pediatric subspecialties: $4,100,183
  • All other medical specialties: $3,761,930
  • Primary care (geriatrics, family practice, general practice, general internal medicine and general pediatrics): $3,000,527

The earnings differences were more dramatic when compared as 41 separate specialties. Medical oncologists, for instance, earn up to $7,127,543 during a 35-year career, while family medicine practitioners earn as low as $2,838,637.

Leigh surmised that one reason for the earnings differences is the tendency for Medicare administrators to utilize recommendations from an American Medical Association committee on physician pay that price specialist procedures far higher than primary-care office visits. Private insurance companies, in turn, tend to adopt Medicare pay rates.

The authors noted that efforts are under way to resolve physician pay differences. For example, the Affordable Care Act requires states to pay primary-care physicians no less than 100 percent of Medicare payment rates for primary-care services provided to Medicaid patients. The study's senior author, Richard Kravitz, a UC Davis professor of internal medicine, also serves on an independent commission to assess physician pay.

Kravitz and Leigh suggest that legislators, health-insurance administrators, medical-group directors, health-care plan managers and executives, and health policymakers take action to redesign the payment structure for medical care.

"These huge lifetime pay disparities have to be discouraging for medical students considering primary care as a career," said Kravitz. "If we truly value primary care, we need payment schemes that don't send the opposite message."

Netanyahu's Iran cartoon bomb timed to make big impact

NEW YORK (Reuters) - The "Bibi bomb" was born of days of discussions between Israeli Prime Minister Benjamin Netanyahu and a brain trust of close advisers on how to make a powerful impact in yet another speech on Iran's nuclear program.

"The diagram made his address special," a senior official in Netanyahu's entourage said on Friday about the cartoonish drawing of a bomb the Israeli leader, who is nicknamed "Bibi," used at the U.N. General Assembly as a prop to illustrate what he sees as Iran's drive for an atomic weapon.

It may have raised a titter on Twitter, where the New Yorker magazine quipped, "if Wile E. Coyote ever gets hold of this, the Roadrunner is toast." But the graphic got what Israel was hoping for - attention.

Such a Looney Tunes analogy would not have been lost on Netanyahu, who was educated in the United States, and at least one of his top advisers, Ron Dermer, who was born there and immigrated to Israel.

But on the world stage at the U.N. General Assembly, Netanyahu took out a marker and dramatically drew a red line just below a label reading "final stage" to a bomb, in which Iran would be 90 percent along the path to having sufficient weapons-grade material.

"I tried to say something yesterday that I think reverberates now around the world," Netanyahu said at a meeting on Friday with Canadian Prime Minister Stephen Harper.

Iran denies allegations by Israel, widely believed to be the Middle East's only nuclear power, that it is enriching uranium in order to build a weapon.

"USEFUL TOOL"

So who was the father of the "Bibi bomb?"

The Israeli official would not say.

"He's got a small group of close advisers," the official said. "In different meetings, people throw out all sort of ideas. Ultimately, the prime minister makes a decision which ideas to accept."

The team met for days, proposing "countless drafts" and a decision was made that "by using the diagram, the people would get the message - people would understand", the official added, calling the drawing "a useful tool."

He said he did not know who actually drew the bomb or if it had been copied from a computer graphics program. And, as with any Netanyahu speech, it's unclear until the last moment what stays in and what is left out.

"He's making changes until the very end. He was making changes as he was being introduced in Congress last year," the official said about Netanyahu's address to a joint meeting of the U.S. legislature in May 2011.

Netanyahu has also done some public sketching in the past.

While he was finance minister from 2003 to 2005, Netanyahu illustrated the burden of Israel's bloated public sector on the economy by drawing stick figures of a thin man - private enterprise - carrying the weight of a heavy man on his back.

At a news conference in April, he used a tablet, projected onto a large screen, to draw a tree whose fruit and stability he said symbolized his government's achievements.

AUDIO-VISUAL AIDS AT THE U.N.

It is not the first time visual or audio props have been used to make a point at the United Nations.

During the 1962 Cuban missile crisis U.S. Ambassador to the United Nations Adlai Stevenson unveiled during a televised U.N. Security Council meeting photos taken by U-2 spy planes of Soviet missiles and launch pads on Cuba and dramatically confronted Soviet Ambassador Valerian Zorin with the charges.

In 1983, U.S. Ambassador Jeane Kirkpatrick played an audio recording of a Soviet interceptor pilot involved in the shooting down of Korean Airlines flight 007 over the Sea of Japan, which killed all 269 passengers and crew. Afterward, it was impossible for the Soviets to deny their involvement.

U.S. Secretary of State Colin Powell's February 2003 speech to the U.N. Security Council in which he presented intelligence about Iraqi leader Saddam Hussein's alleged nuclear, biological and chemical weapons programs was less successful.

Perhaps attempting to follow in Stevenson's and Kirkpatrick's footsteps, Powell's speech employed images, audio recordings, even a vial of white powder that was intended to look like enough anthrax to kill the entire U.S. Senate.

That speech, based on evidence now known to have been erroneous, did nothing to sway the skeptical French, Russians and Germans. They eventually forced the frustrated United States and Britain to abandon their efforts to secure a green light from the United Nations for the March 2003 invasion of Iraq.

In 2009, the late Libyan leader Muammar Gaddafi held up a copy of the U.N. charter and tossed it over his shoulder during a rambling 1-1/2 hour speech to the General Assembly. It was his first and last U.N. speech.

Also that year at the General Assembly, Netanyahu displayed a copy of the blueprints for the Nazi death camp Auschwitz to decry Iranian President Mahmoud Ahmadinejad's denial of the Holocaust.

The ?150 prize money has enticed them into the 460 metres flat race, Heat 3, at Henlow for Thursday, 27th September. All the entries have tried their chances at the open level before, and are quite very proficient at it.

The direct consequence of this phenomenon on the relationship scene is that in order to produce best-sellers, experts have continued to churn out stuffs that THE CONSUMERS WANT TO HEAR not the things they NEED TO HEAR!!! No wonder the high rate of relationship failure and a destruction of the marriage and family institutions. It is all a game of numbers, and bountiful sales lead to plenty dollars in the bank. It is this burden to make a positive difference in the lives of people and correct all the false psychological theories that birthed this article

Asian shares fall on wariness over Spain

TOKYO (Reuters) - Asian shares and commodities fell on Wednesday as protests in Spain underscored the country's financing challenges and investors refocused on slowing global growth as rallies, fed by major central bank easing measures, faded.

Flows were also driven by accounting calendar adjustments, with this week seeing the month-end, the end of the July-September quarter, and in Japan, the fiscal first half.

The MSCI index of Asia-Pacific shares outside Japan <.miapj0000pus> slid 0.8 percent to its lowest since September 14, giving back nearly all the gains made after markets across riskier assets cheered the U.S. Federal Reserve's aggressive new stimulus aimed at job creation in the U.S. economy.

The European Central Bank said earlier this month it would buy the bonds of struggling euro zone states if they requested aid, while the Bank of Japan followed the U.S. Federal Reserve example by increasing bond buying to help support the economy.

But market rallies have quickly been overtaken by concerns about deteriorating world economies.

The index's materials sector <.miapjmt00pus> led the declines with a 1.6 percent drop. U.S. crude fell 0.2 percent to $91.13 a barrel and Brent down 0.3 percent to $110.07. London copper shed 0.5 percent to $8,237.75 a metric ton.

Australian shares <.axjo> fell 0.4 percent, as concerns over the global economic recovery dampened China's demand for industrial metals, a major export sector for Australia.

"The reason that these packages have to be pursued is because the underlying level of industrial production and economic growth is very weak," said Ben Lyons, an investment analyst at ATI Asset Management.

China's central bank said on Tuesday it will "fine tune" policy to cushion the economy against global risks while closely watching the possible impact from global policy loosening.

China cut interest rates twice in June and July and lowered banks' reserve requirement ratio three times since late 2011, but has refrained from cutting interest rates or RRR since July.

Tokyo's Nikkei average <.n225> slipped 1.7 percent to a two-week low, as a mass of stocks passed the deadline for buyers to gain rights to first-half dividends. <.t/>

The falls follow an easing in global stocks and a drop in the euro to a near two-week low of $1.2886 on Tuesday. The CBOE Volatility index <.vix>, a gauge of expected volatility in the Standard & Poor's 500 index <.spx>, hit its highest in about two weeks on Tuesday, reflecting rising investor caution.

A further drop in Japanese stocks could fuel speculation about yen-weakening intervention by Japanese authorities to help shore up first-half book closing, keeping traders wary of testing the dollar's downside against the yen, said Yuji Saito, director of foreign exchange at Credit Agricole in Tokyo.

"Selling and buying forces both lack strong momentum, but the market is biased towards selling, with the euro capped by its own problems and the dollar top-heavy against the yen," he said.

The euro could slip briefly below 100 yen while heavy bids placed at 77.50 yen against the dollar may spur a blip above 78 yen, Saito said.

The yen traded at 77.72 yen, near a one-week high of 77.655 hit on Tuesday, and was at 100.30 against the euro. The euro steadied at $1.2905, but stayed pressured.

Protests flared up in Spain on Tuesday ahead of the planned announcement of a new round of unpopular austerity measures for the 2013 budget on Thursday. Spain will also likely set a fresh timetable for economic reforms later this week.

Markets are closely watching Madrid's ability to control its finances, with ballooning regional debts crippling the government's refinancing efforts. The country is also subject to a ratings review by Moody's Investors Service.

Prime Minister Mariano Rajoy is holding back from seeking a sovereign bailout, which would set the stage for the ECB to start buying high-yielding Spanish bonds to ease the country's borrowing strains.

European news and economic data may provide daily trading incentives but markets will largely stick to recent ranges as investors are unwilling to bet on direction until the U.S. presidential election on November 6, said Goro Ohwada, president and CEO at Japan-based fund of hedge funds, Aino Investment Corp.

"Unless it becomes clear which camp is going to win, and unless there is a significantly bad news, nobody's going to take the risk of hastily bailing out of markets. Rather, they are trying to bring their positions close to neutral so they can move quickly after the election result," he said.

Asian credit markets weakened along with other markets, with the spread on the iTraxx Asia ex-Japan investment-grade index widening by 6 basis points.

"Soccer Mom Madam" pleads guilty in New York

NEW YORK (Reuters) - Anna Gristina, the accused Manhattan madam whose case garnered lurid headlines in the New York media, pleaded guilty Tuesday in state court to one count of promoting prostitution.

The "Soccer Mom Madam," as she was dubbed by the tabloids, is expected to be sentenced in November to time served by Acting Manhattan Supreme Court Justice Juan Merchan. She spent four months in jail after her February arrest.

With her family in the front row of the courtroom, Gristina told Merchan she wanted to change her plea to guilty, then turned and mouthed to her husband, Kelvin Gorr, "Okay?"

Gorr nodded, hugging their young son.

Officials spent five years investigating the case, using wiretaps and other methods of surveillance. But it only resulted in one criminal count against Gristina.

The Manhattan district attorney's office said Gristina ran a high-end brothel for wealthy clients out of a Manhattan apartment and was captured on tape boasting of connections inside the Federal Bureau of Investigation, the district attorney's office and the police department.

Assistant District Attorney Charles Linehan told Merchan that prosecutors had been unable to substantiate her claims of ties to law enforcement.

"We are left with a straightforward promoting prostitution case," he said. "That is all."

Gristina had refused to consider a plea deal, in part because she could face deportation to her native Scotland for a crime of moral turpitude. Her lawyer, Norman Pattis, said she would fight to stay in the United States.

As part of her plea, Gristina admitted in court that she arranged for a tryst between two prostitutes she employed and a man, known to her as "Anthony," inside an apartment on the Upper East Side. Sri Lanka&#39;s Property Market Sizzles

Relative peace has been restored in Sri Lanka since 2010 and the benefits continue to be seen in the country?s real estate market. There is no official data for the Sri Lanka?s property market, but reports from local real estate agents, investors and homeowners confirm that things are improving in the island nation that sits off the southern coast of India. Housing demand is strong in the country despite rising construction costs, increased lending rates and higher land prices. Tourism, a thriving luxury rental market and economic growth has replaced civil war in Sri Lanka and experts expect continued growth in the future. Sri Lanka?s house price rises continue, as security issues get sorted out. There?s no official house price data in Sri Lanka, but developers and homebuyers confirm there have been double-digit property price rises.

The Valuation Department?s Former Chief Valuer, W. Seniviratne has said that the noteworthy upward trend in 2010 and after was made possible not only due to restored peace, hut by government policies to attract investors, which had a huge impact in the tourism sector, transforming the leisure property sector.

Residential land prices started to increase in June 2009, after a sharp decline which reached its peak in 2007, according to the Central Bank of Sri Lanka (CBSL). Robust remittances in 2011 pushed up the Land Price Indices. Areas outside Colombo municipality may have had sharper price increases, but price levels still remain lower than in Colombo.

Higher construction costs, as well as the increased lending rates are expected to slow real estate sector growth in the following months. The weakening of rupee from 110 in 2011 to around 132 in September 2012 has increased the cost of raw materials, especially imported ones. Meanwhile, Sri Lanka?s repo and reverse repo rates are currently at 7.75% and 9.75%, respectively.

Demand for housing, however, remains strong with the help of the emerging IT-BPO and tourism industries. Residential properties in the Greater Colombo area, as well as its adjacent suburbs have been a hit for IT-BPO employees amounting to 63,000 Sri Lankans. Meanwhile, demand, especially for leisure properties, is high with tourist arrivals increasing by 7.8% to 90,338 tourists during the year to July 2012.

Since 2004, it has been expensive for foreigners to own properties in Sri Lanka, as they are required to pay a 100% tax on landed properties they purchased. The 100% surcharge is also imposed on apartments below the 4th floor. However, new legislation on foreign ownership is expected in 2012 that could relieve the 100% tax imposed on foreign buyers.

In July 2012:

  • The average sale price of houses in Sri Lanka was LKR 17.63 million (US$ 133,831), according to?Lanka Property Web, one of the country?s leading property portals.
  • The average price of apartments was LKR 25.36 million (US$ 192,511).
  • The average price of land was US$213 per sq. m. or LKR 710,000 (US$ 5,390) per perch in July 2012 (1 perch = 25.29 sq. m.).

Peace after a 3-decade civil war

In January 2010, Mahinda Rajapaksa was re-elected for a second and supposedly final six-year term as president. His closest challenger was Gen. Sarath Fonseka, the Armed Forces Chief (who ran a campaign criticizing the Rajapaksa?s authoritarianism). ?Fonseka was defeated, court martialled, imprisoned, and stripped of all military ranks (he has just been released). ?In September 2010 Parliament changed the constitution to allow Rajapaksa to stand for an unlimited number of terms.

The civil war in Sri Lanka lasted 30 years and resulted in at least 100,000 deaths.? Eleven years ago there was hope that it would end soon, with the 2001 ceasefire agreement with the Liberation Tigers of Tamil Eelam (LTTE). Confidence in the economy revived, and there was strong demand for luxury apartments from expatriates who had left during the intense fighting. Developers experienced lucrative profit margins. Local investors followed, as these properties earned high yields.

However in November 2005, the conflict resumed when Rajapaksa was first elected president. A strong supporter of a unitary state, Rajapaksa swore to defeat the Tamil Tigers. In 2006, the ceasefire totally collapsed, with bombings and attacks on government officials.

After intense fighting the LTTE?s main stronghold was captured and its leaders killed, with talk of a massacre by government forces. In May 2009, Rajapaksa officially declared the end of the insurgency. A UN report in 2011 said that tens of thousands of civilians had been killed in the final phase of the war, most as a result of government shelling.? It also said that hospitals, UN centres and ships belonging to the international aid group the Red Cross were deliberately targeted by the army.

Since then, peace has held, peace has held, call centres are opening, and tourism is returning.

Rapid economic growth

GDP growth of no less than 7.2% is projected for 2012 by the CBSL, which is a slight slowdown from the previous year?s 8.2% growth. Recent interest rate hikes, weaker international demand, and rising inflation are already reflected in the latest Nielsen Consumer Confidence Survey, with the consumer confidence index at an all-time low of 57 in August 2012.

Still, with the recent improvements in sectors like finance, service and tourism, as well as the IT/ITES-BPO industry boom in Colombo, demand for residential houses remains healthy.

There?s also a shortage of housing supply. The housing shortage in 2010 was estimated at 650,000 units. Demand for new houses is estimated by the central bank to increase annually by around 50,000 to 100,000 units. However, only half of that demand is now being met, according to the National Housing Development Authority (NHDA).

After the war in 2009, a major bump in housing construction approvals was experienced, which helped meet the shortage. Housing approvals in Colombo rose in 2010 by 21.9% to 9,614 units, after a major dip of 28.1% in 2009. Approvals were up by another 11% to 10,669 units in 2011. Around 76% of Sri Lanka?s housing stock is owner-occupied.

To aid Sri Lanka in reducing its housing shortage, the Asian Development Bank (ADB) approved last August a US$ 15 million loan to DFCC Vardhana Bank (DVB). The fund is available for relend to Sri Lankans, especially those living in tsunami-hit and post-conflict areas, for house purchase or rehabilitation.

Tight mortgage market

The Bank of Ceylon, Sri Lanka?s largest bank, had housing loan interest rates of around 13.5% to 15.5% in August 2012. Rates were raised last April from 11% to 12%.

During the same period, the CBSL?s repo and reverse repo rate remained unchanged at 7.75% and 9.75%, respectively. The CBSL?s key rates were raised twice in 2012, by 50 basis points in February and by 25 basis points in April. The February hike was the CBSL?s first for 5 years, and was a policy measure designed to control Sri Lanka?s worsening trade deficit by reducing lending.

Sri Lanka has a very small mortgage market, which amounted to LKR 159 billion or around 2.4% of GDP in 2011. Private commercial banks, which control about 75% of the market, offer adjustable-rate mortgage loans. State-owned banks offer only fixed-rate mortgage loans.

Mortgage loan maturities range from 15 to 25 years. ?The average commercial bank loan is LKR1 million (US$8,987); state-owned company loans are on average smaller.

Low yields; luxury segment dominates the rental market

Sri Lanka?s small rental market - only 5.4% of the total housing stock is rented - is dominated by high-end luxury apartments. The market for middle- and low-income renters is almost non-existent.

In recent years rents have risen by an average of 11% annually, according to local real estate analysts. Rents for a three-BHK apartment ranges from LKR 250,000 (US$ 1,898) to LKR 350,000 (US$ 2,657) per month in completed projects such as Iceland Residencies, Crescat Residencies, Empire Residencies and The Empire.

Rental yields in Colombo range from 3% to 7%, according to local developers. These yields are low, considering the 13.76% prime lending rate and mortgage interest rates of around 13.5% to 15.5%.

Slower growth in 2012

Economic growth has intensified since the war ended in 2009. GDP rose by 8% in 2010, followed by an even higher growth of 8.2% in 2011. The newly regained peace in the country spurred foreign investments, agricultural growth and a huge boost in infrastructure development and tourism.

Although still relatively strong, GDP growth in 2012 is expected to be slower at 7.2%, according to the central bank. The expected slower performance is due to weakened aggregate demand, higher energy prices, lower imports, and lower credit increases brought by the tight policy measures implemented this year.

Strong credit growth has resulted from lower interest rates in recent years, most especially in 2011.? The result of this and of the unsustainable rupee peg, has been a wide trade deficit.

To address the situation, CBSL and the government have:

  • Raised the benchmark rate twice this year;
  • Limited the Commercial Banks? loan growth to 18% in 2012 from over 34% in 2011;
  • Allowed more flexible exchange rates from February; and
  • Raised fuel and electricity prices

These measures have successfully reduced the deficit, which narrowed by 33.8% y-o-y to US$ 534.6 million in July 2012, according to the CBSL.

The rupee hit LRK 120=US$1 in March 2012, making imports more expensive.? Combined with the surge in food prices due to a drought, this has driven up inflation to 9.5% in August 2012.?

Tourism is booming!

Since the 30-year civil war ended in 2009, tourist arrivals have gone up steadily ? up 46% in 2010, and up 31% in 2011, to 855,975. To help boost tourism, the government has legalized gambling despite religious protests.

Sri Lanka used a global communication campaign ?Visit Sri Lanka 2011? to promote the country as a peaceful destination. Sri Lanka also co-hosted the Cricket World Cup from February to April 2011. The tourism department aims to achieve at least 2.6 million tourists a year by 2016.

Tourist arrivals rose 7.8% during the year to July 2012. Business Monitor International (BMI) forecasts that tourist arrivals will rise another 55% to a total of 1.42 million tourists in 2016.

An IT-BPO industry is emerging

The growing?Information Technology (IT) and the IT Enabled Services (ITES) industry in Sri Lanka has been one of the reasons that prompt an increase in demand for residential properties especially in the Greater Colombo area. More of premium condominium developments are currently visible in the Central Business District, according to Jones Lang LaSalle. Meanwhile, middle-income buyers have lots of options, with villas, row houses and sub-divided developments emerging in the suburbs.

Sri Lanka has been one of the world?s emerging IT-BPO destinations. It is among AT Kearney?s Top 50 Global Outsourcing destinations, and Global Services Magazine?s Top 20 Emerging Cities.

IT exports have risen from an estimated US$ 275 million in 2006, to around US$ 392 million in 2010. The IT-BPO industry is aiming for US$ 1 billion in exports by 2015.? Around 300 IT and BPO companies now operate in Sri Lanka. In 2011, around 63,000 Sri Lankans were employed in IT or BPO related jobs, almost double from 34,000 people employed in 2006, based on the latest ICT Workforce Survey. The industry?s workforce is estimated to be growing by 20% annually, and it aims to increase direct employment to 100,000 in the next 5 years, according to AT Kearney.
